Homebuyers in Pune are facing prolonged delays in receiving compensation from defaulting developers, as recovery warrants remain stalled at the execution stage. Despite MahaRERA’s new SOP, revenue authorities are slow to act, leaving many, especially senior citizens, in limbo. The Supreme Court has questioned RERA’s effectiveness in enforcing orders.

Chief Justice of India Surya Kant criticized state Real Estate Regulatory Authorities (RERAs) for failing to protect homebuyers, calling them “rehabilitation centres for retirees.” In Odisha, the RERA struggles with order execution and penalty recovery, with most of the Rs 6.89 crore in imposed penalties remaining unrecovered, highlighting a need for urgent reforms and a shift towards a development-oriented model.

Telangana RERA has fined Bhuvanteza Infra Project Private Limited ₹43.7 lakh for allotting units without legal authority in its ‘Tulasi Lake Front’ project. The developer committed statutory violations, including misrepresenting ownership and collecting payments without authorization. This penalty follows an earlier order for a full refund with interest due to the allotment of units in an unregistered project component.
